Michigan is one of the hardest climates in the country on garage doors. The freeze-thaw cycle stiffens lubricants, embrittles spring steel, cracks weather seal, and works hardware loose — which is why the majority of the breakdowns we repair in January trace back to small issues that were visible in October.
Our tune-up is a 25-point inspection and service: we lubricate every moving part with low-temperature lubricant, tighten all hardware, check cables for fraying, measure spring wear against cycle life, test the door's balance, verify the opener's force and safety-reverse settings, and inspect the weather seal. You get a written report — including the honest 'everything looks great, see you next year' when that's the truth.

How often should a garage door be serviced in Michigan?
Once a year for most homes — ideally in fall, before the cold arrives. A garage door is the largest moving object in your house and cycles about 1,500 times a year for an average family; it's the only piece of equipment that size most homes never service.
What can I do myself between tune-ups?
Two things, quarterly: spray the springs, rollers, and hinges with a garage-door-specific lubricant (not WD-40, which strips grease), and test the safety reverse by placing a 2x4 flat under the door — it should touch and immediately reverse. If it doesn't, call us.
Is a maintenance plan worth it, honestly?
For a newer door, an annual one-off tune-up is usually enough. Plans make sense for doors 8+ years old, homes with 2–3 doors, or rental properties — the per-visit price drops and you get priority scheduling in the winter rush. We'll tell you plainly which one fits your situation.
